General

What's the difference between a Granny Flat and an ADU?
A Granny Flate and Accessory Dwelling Unit (ADU) is used interchangeably. They mean the same. A Junior ADU (JADU) is less than 500 sq feet.
What's the difference between an ADU and a JADU?
An Accessory Dwelling Unit (ADU) varies in size depending on the city/county jurisdiction. In most cases they are about 500 sqare feet to 1,200 and a Junior Accessory Dwelling Unit (JADU) is 220 to 500 square feet. They are both considered a second living unit on a primary residence.
For delivery - how or who determines how the ADU goes into my backyard - requirements?
Your project manager should discuss this with you. Depending on the type of ADU you purchase, they can be moved onto the site by crane or materials brought in thru a gate or fence opening.
Will I be provided a timeline?

What is the warranty on an ADU?
Generally it is one year of workmanship. Manufacture warranties on windows, appliances, and such will depend on the vendor.
Can the ADUs be used as rentals?
It varies on the city/county jurisdictions. In most cases, but the ADUs must be rented for more than 30 days. See your local city/county for additional information.
Do we need to provide parking for the ADU tenants?
Not if you live within half a mile of public transportation.
Can I sell my ADU separate from my home?
Separate sale or ownership is prohibited, unless the lot is subdivided creating a separate lot for each dwelling.
How will an ADU affect my propert taxes?
The state will do a blended assessment ( the base value of existing home stays the same. Contact your local county assessor for more information.
Can HOAs restrict ADUs?
They cannot prevent a homeowner from building an ADU on their property, but they do have say on the design aspect of it. Please see your HOA CC&Rs to verify.

Building

What is the timeline from beginning to end?
Depending on permit approvals and other obstacles, 4-6 months.
Do I need to rent a crane to install the ADU on my property?
Not typically but your project manager will discuss this with you.
Can I add your ADU to my exisiting home?
No - our ADU's are detached only.
What are the zoning restrictions?
It varies by city/county jurisdiction. Check with the zoning department in you area.
Where can I find zoning ordinances for my city?
Regulations vary from jurisdiction considerably. Click here for information for Los Angeles, Orange, and San Diego County, as well as the State of California. For information regarding your property, contact the city/county for up-to-date ADU regulations.
Do I need a permit?
Yes. You will need to pull a permit before an ADU is built on your property. The permitting process takes time and varies by jurisdiction. Check with your city or county for ADU regulations.
Who is responsible for pulling permits?
Your project manager can help you with this process. See your local city/county / fire for additional information.

Financing

Do you offer financing?
No. But there are various financing options available through mortgage companies and banks. See your mortgage specialist for additional information.
What is the price of a McCain Home?
It will vary on the square footage and package type (basic, standard, or deluxe). A McCain Homes representative will discuss the options and provide you with a free quote.
Is there financing available for modular ADUs?
Yes. Mortgage companies view the construction the same as traditional stick built, therefore, providing financing to homeowners. See your mortgage specialist for additional information.
Is a deposit required?
Yes. Your project manager will discuss that with you.
How do I pay for an ADU?
There are several ways to fund your ADU project. Here are a few to consider:
  • Savings
  • Home Equity Line of Credit (HELOC)
  • Construction Loan
  • Rental Income
